⢠Decide whether you want to buy or rent first (see Buy vs. Rent section)

Should You Buy or Rent on This PCS?
There is no single right answer. The best choice depends on the length of your orders, your financial picture, and how much flexibility you need.
Strong Reasons to Buy
⢠You expect to stay 3+ years (or longer)
⢠You qualify for a VA loan (no down payment, no monthly PMI)
⢠Your BAH comfortably covers a realistic mortgage payment including taxes and insurance
⢠You want to build equity and take advantage of Florida's homestead exemption and no state income tax
⢠You prefer stability and the ability to personalize a home
Strong Reasons to Rent First
⢠Orders are short or uncertain (under 2-3 years)
⢠You want maximum flexibility for a possible follow-on set of orders
⢠You prefer not to deal with maintenance, HOA rules, or selling later
⢠You want time on the ground to drive the commute and evaluate schools before committing
⢠Current market conditions or inventory make buying feel rushed
Quick Decision Questions
1. How long do you realistically expect to stay in the Jacksonville area?
2. Does your BAH + any other income comfortably support a full mortgage payment (PITI + HOA if any)?
3. Are you comfortable with the process of selling or converting to a rental if orders change?
4. Do you value the potential equity and tax benefits more than short-term flexibility?
VA Loan Reality Check
Most military families who buy here use a VA loan. Key advantages:
⢠$0 down payment (when the home appraises)
⢠No private mortgage insurance
⢠Competitive rates and flexible credit guidelines
Important notes:
⢠The home must meet VA minimum property requirements
⢠Closing timelines need to align with your report date and shipment schedule
⢠Pre-approval early removes a lot of stress
My Recommendation Process
I never push buy or rent. We look at your orders, timeline, BAH, and goals together, then run real numbers on specific neighborhoods and price points. Many families start with a short-term rental or Navy Lodge while we search so they can make a confident decision once they're on the ground.
